A Description of Boulder Colorado Real Estate and The Surrounding Area
Boulder, located about 45 minutes Southwest of Fort Collins, and a half an hour Northwest of Denver, is a fantastic place to live and raise a family. Snuggled against the Rocky Mountains in Colorado, the city of Boulder has got a good deal to offer those who make their home there. Boulder CO real estate is frequently the most pricey in the region, but with good reason. For one; it's near impossible to build new housing in Boulder Colorado due to a moratorium on new housing developments. The supply limitation has just driven demand up (and has caused prices to go up along with that high demand.) Unlike areas surrounding (which will be described), Boulder Colorado has the largest trail system, wonderful schools, the most recreation facilities (4 city owned, and dozens of privately owned facilities), the most employment, and of course -- "The Flatirons" that are in Chataqua Park. The Flatirons are seen from miles around, are utilized by several thousands of residents and visitors every year, and are viewed across the globe as a landmark of Boulder.
The population of Boulder is just over 100,000, and Boulder Colorado real estate prices begin at about 5,000 for a starter one bedroom condo. Single family home prices begin at approximately 0,000, and that will likely get you a 3 bedroom, 900 square foot home. The closer to downtown Boulder you get, the higher house prices tend to be.
The second largest city in Boulder County, Longmont has a population of about 70,000. Longmont Colorado is just about 15 to 25 minutes Northwest of Boulder via highway 119 (also called The Diagonal). Different from other cities in Boulder County that are really intertwined with Boulder, many people living in Longmont consider themselves as a great deal more independent from Boulder itself. Longmont has great shopping, a system of transportation, major employers, and has an old town and a new part of town. Longmont has beautiful Victorian charmers, as well as dozens of brand-new home communities with a wide variety of building styles. Generally, Longmont CO real estate prices are often up to 35 percent less expensive than prices in Boulder. Prices will largely depend on the part of town houses are in.
Only about fifteen or twenty minutes from Boulder using South Boulder Road, Baseline Road, or Arapahoe Rd -- is Lafayette, CO. Lafayette is one of the fastest growing communities in Boulder County, with the neighborhood of Indian Peaks as largest part of that expansion. Real estate prices in Lafayette are often as much as 35 percent less expensive than prices in Boulder. Along with getting a bigger home for the money in the area, Lafayette Colorado residents enjoy the quality of a small town with benefits such as family operated businesses, ideal antique shops, easy access to I-25, and of course, the Indian Peaks Golf Course - one of the most beautiful public golf courses in the surrounding area.
If you like the idea of residing in Boulder, but do not like the prices for houses in Boulder, Louisville is about 10 or 15 minutes East of Boulder. There are 4 easy routes providing access to Boulder from Louisville; South Boulder Road, Arapahoe Road, Baseline Road, and Highway 36. In addition to access via automobile, Boulder County has an excellent transportation system, with city bus routes into town if you would rather not drive from Louisville. Real estate in Louisville CO is on average 15 to 30 percent less expensive than home prices in Boulder. Though the starting price for a Louisville town home or condo is similar to Boulder's, you get more for your money. The same goes for single family homes. A Louisville starter home often sells for about 0,000, but rather than a 900 square foot home with no garage, you will likely be able to buy a home with 1000 to 1200 square feet and a one or two car garage. Louisville isn't merely a suburb to Boulder either. Actually, many residents of Boulder come to Louisville for the amenities that the city offers consumers, including big-box shopping such as Costco or Target, a movie theater, or one of the many delightful small town eateries.
Niwot Colorado is another city that is found near Boulder. Although Niwot is expanding and seeing more custom, and semi-custom housing developments, it is largely considered a bedroom community of Boulder. Niwot Colorado real estate is rather limited, and the average price of a house will fluctuate widely. Home prices are so fluctuant predominantly due to the fact that at any time, there are probably just fifty to seventy homes that are on the market. With so few houses available, a couple of sales on one side or the other of the price scale can radically modify the average home price for that particular month. (A lot of cities have several hundred, if not several thousand homes available, and average house prices are much more unchanging than when there are just a few dozen homes available.) Overall, Niwot is an incredibly beautiful small town that is as close to Boulder as you can get without really living in Boulder itself.
