Many people have heard the term “modular home” but they don’t quite know what a modular home is. Below we have listed some common questions to help explain what modular homes are.
What is a modular home?
Modular homes are built in sections in an indoor factory setting where they are kept from adverse weather conditions. The sections move through the factory with quality control checking them after each and every step. The finished modules are covered for protection and then they are transported to the customer’s new home site. The pieces are then placed on a pre-mad foundation, joined together and completed by a builder whom the customer has made prior arrangements.
How long does it take to build a modular home?
There is no one answer to this question, there are many variables. The timeframe will depend on the design and the manufacturer. However in some cases they can be built in as little as 1-3 weeks. Modular homes being built indoors is a plus, weather delays are not an issue. After the factory, it usually takes another 2-5 weeks for the builder to complete the home once it’s delivered to the home site.
Do all modular homes look the same?
No, all modular homes do not look the same. Modular home manufacturers use computer programs to draw plans to your specifications or to modify a standard plant to include the changes you may have requested. So, nearly any home plan can be turned into a modular home.
Will banks finance a modular home?
Yes. Most banks, appraisers, and insurance companies treat modular homes the same way they do site built homes - a house that's constructed entirely on your property. Ask the mortgage brokers and banks in your area to explain how they finance modular homes.
Will building a modular home save me money?
It can save you money but it depends on the area, the design and other factors as well. Construction costs are sometimes less per square foot for modular homes than that of regular homes. Sometimes - construction costs for a modular home are sometimes less per square foot than for a similar site-built home.
