There are 3 basic systems of describing real property. They range from the time the USA was founded… up to the stream-lined present day systems. Knowing them will let you into the “exclusive code” of the tax assessors and collectors. They set the rules for ALL Tax Certificate and Deed auctions. In colonial days they used obvious physical features (hills, rocks, rivers, forest, etc.) and a system called “Metes and Bounds”. Just the Metes and Bounds System (A description of land by property lines – with terminal points and angles) is still used by all states at present. “Metes and Bounds” requires extensive study and serious knowledge of land and geography. At present, the “Block and Land” system is preferred and very easy to understand! The major plot of land is simply divided into smaller lots and blocks that show the streets with their individual lots and blocks. This makes it simple for you to locate properties if the county sends you information based on this modern system. The government survey system is also very simple. The US survey system chooses major points within the state and then measures the land north, south, east and west from that point. This creates a grid that looks a lot like a checkerboard. The land is divided into a frame with the principal meridian running on a north/south line. These points create squares that are 6 square miles each. The 6 mile squares are divided into 36 squares measuring 1 mile on each side. These are always referred to as “sections”…so when you’re at auction, you can translate the size of the property you are on if you encounter this official term. This property information is usually available at the county tax collector’s office, county/city vital records office and the county assessor’s office. Always check online with “USA.gov.” bureaus and resources plus any county government websites. The more you know about the process, the better choices you’ll make at the tax certificate auctions.
