A Look at the Basics in Preparing for a Tax Auction
Summary: There are some basic steps to preparing for a tax auction. Be sure to do your research and learn the local lingo.
Article: There are some simple steps the average investor can take to be well armed with information before attending their first or even hundredth tax auction. Let’s look at what’s involved in preparing for an auction in Okanaga County. Okanaga is the largest county in the state of Washington. Its also the smallest in population, so there is a lot of open land with few cities and urban areas for investors.
There are a few basics to tax auctioning that you should know. First off, learn the local lingo and terms associated with the tax lien, tax certificate business. Otherwise you may look like you don’t know what you are talking about or you may miss out on some really good deals. In some states, as it is in Washington, tax auctions are known as foreclosure sales or tax foreclosure sales. Be careful when calling to inquire about the deed sale in each of the counties because they may not realize you are looking for tax auctions when they use the term ‘foreclosure sales.’
Secondly, it’s important to find out if the state you are in is a Deed State or not. Washington is a deed state. When you place the highest bid on a property in a deed state you don’t get a tax certificate, you get a deed to the property which usually arrives in the mail in a couple of weeks.
You may feel nervous about picking up a tax auction property because it seems like such a big purchase the first time around, once you purchase that property at auction it is yours and you can take as much time as you need to sell it at a profit
Usually the minimum bid at auctions will be back taxes plus fees and penalties. So the opening bids are often very low. That doesn’t necessarily mean you’ll get the property at that price, but you will have a chance to jump in when the auctioning begins. The only way a property can be sold at tax auction is if the owner of the property hasn’t paid taxes in years, plural. In Washington it has to be three years in arrears before it’s sold at auction, in other states it will be an even shorter amount of time.
In general, you must research an area before you head there for the tax auction. Many counties will make it very simple to find the information that’s needed. For instance Okanaga County has a website with lots of information on the area and a listing of properties that have been redeemed by the owner and won’t be available at the auction. Someone interested in purchasing properties in Okanaga County can get a property list and in the days before the next tax auction check daily on the website to see what properties have been redeemed. That way it’s fairly easy to have an idea of what will be available at the auction you attend.
